This Commercial Real Estate Loan Conference group is open to everyone who has an interest in commercial properties. These could be apartment properties, industrial or warehouse properties, retail and office properties, hotels and motels, self-storage, retail petroleum such as gas stations and truck stops, and some others. With the exception of apartment buildings, these commercial properties can be owner-user or investment properties. The purpose of the group is to help owners/investors and commercial real estate brokers develop solutions to client problems. Property representation referrals can be passed to commercial real estate brokers, and financing requests can be responded to. Some commercial real estate brokers specialize in representing landlords and/or tenants in space lease negotiations, and don't sell properties. Even they would find value in participation in the group, because landlords need stable and competitive financing on their buildings. Too, tenants need to be able to take for granted that the property they are leasing is in good condition financially. It's common for tenants to spend tens or hundreds of thousands of dollars improving their lease space; having to then move out because the landlord went through foreclosure would really suck. We would seek a solution to prevent this. Residential agents are welcome to participate. Somewhere around 25% of residential real estate clients have some sort of interest in commercial real estate properties. Residential agents should be able and encouraged to ask their clients about this, as there could be another close with commission check. Thing is, commercial property representation is different from residential just as caring for a cat is different from caring from a Labrador retriever dog. They're both four-legged pets with tails! You will be offered help and encouragement in this group. Other professionals are invited to participated such as CPAs, attorneys, wealth planners, and others who work in an assisting or advisory capacity with investors and business owners.
